Big news for Belmont Center: Town Meeting approved a new zoning rule in March 2026 (by a 165-87 vote) that allows taller, mixed-use buildings — think shops on the ground floor with apartments above, up to 3.5 to 5 stories — along Leonard Street, Claflin Street, and Concord Avenue.
This doesn't erase the old zoning rules; it just adds new options on top of them. Starting November 1, 2026, property owners in that area can apply to build under the new rules (the Planning Board is still working out parking details before then).
What this means for you:
- If you own property there: You now have more development potential than before, which can boost your land's value — even before you build anything.
- If you're buying near Belmont Center: Ask whether the property sits inside the new overlay zone. It could mean serious upside down the road.
- If you're selling in that corridor: Once applications open in November, this zoning flexibility is worth highlighting in your listing and factoring into your price.
