Belmont MA Center Is About to Change. Here’s What It Means for Your Home.

The biggest story for Belmont home values right now isn’t a sale. It’s zoning.

Town Meeting took up two connected proposals for Belmont Center this year. One is the Belmont Center Overlay District. The other is a separate Center Gateway Overlay District, which allows a hotel. The town ran its own fiscal impact analysis and came away saying development under the Belmont Center Overlay would likely be a net positive for the town’s finances. Not everyone’s convinced, though. Some residents and a few Town Meeting members are questioning how those numbers were calculated.

These overlays sit on top of the MBTA Communities Act rezoning Belmont already adopted in 2024. Put them together and you can start to see what gets built in and around the commercial core over the next several years, and how much new housing comes with it.

If you’re buying: more homes in Belmont Center could ease some of the competition that’s kept prices high. It won’t happen overnight, but over time it helps.

If you’re selling, especially close to the overlay districts, keep an eye on which parcels become eligible for redevelopment. Being near a future mixed-use or multi-family project can change what your home is worth and when it makes sense to sell.
