Belmont Zoned for 1,632 New Units. Exactly 44 Have Been Approved.

Belmont’s MBTA Communities rezoning. The Planning Board approved it in July 2025, but nobody’s broken ground yet. That’s about 2.7% of the roughly 1,632 units Belmont has to zone capacity for.

So the zoning exists on paper, but it isn’t turning into new homes. Inventory stays tight, and single-family and two-family houses keep carrying the market.
