Arlington Is Rezoning 160 Parcels. Here’s What That Means for You

The Redevelopment Board’s August meeting pushed two big zoning efforts forward. If you own property in Arlington or you’re house-hunting here, you’ll want to know about both.

First, the Affordable Housing Overlay District Committee cut its list of possible multifamily sites down to parcels near transit and the commercial corridors. That includes the Walgreens parcel, the Lahey Clinic lot, and the Russell Common lot. The big debate is whether to name specific sites or just set criteria and let the zoning follow.

Second, the board advanced a draft rezoning of the Arlington Heights business district. About 160 parcels would land in a denser B5 core, with a B2A buffer around it. The target is a Town Meeting vote in 2027.

Meanwhile, construction is already underway on several Broadway and Grafton Street projects, and the owners of 1511 Mass Ave are reportedly weighing a sale.

Does any of this change what’s for sale today? No. But it’s the pipeline for what Arlington’s housing and commercial streets will look like over the next five to ten years. If you’re buying for the long haul, or looking at a listing near one of these corridors, keep it on your radar.
