Buying or Selling in Waltham? Watch the Zoning, Not the Listings

The biggest real estate story in Waltham right now isn’t a sale. It’s zoning.

In August, the City Council overrode Mayor Jeannette McCarthy’s veto and created a special zoning district for Bay Colony. That’s the 135-acre office complex off Winter Street, owned by BXP (you may still know them as Boston Properties). The new zoning allows up to 1,200 homes on that site.

And it’s not the only one. Two other office parcels were recently rezoned too: a 20-acre BXP site on Jones Road (roughly 300 to 400 units) and the old Polaroid campus on Main Street (around 600 units). Add it all up and you’re looking at about 2,100 new homes on the west side.

So what does that mean if you’re buying or selling? First, none of it exists yet. Developers still have to file projects and get special permits, so don’t count on new inventory this year, and probably not next year either. But it tells you where Waltham’s housing is going. It’s the Route 128 office corridor, not the existing single-family neighborhoods.

If you’re a buyer thinking long term, western Waltham is where the new construction and the extra choice will eventually land. Worth keeping on your radar.

If you’re selling in an established neighborhood, this is a good reminder of what you’ve got. Well-located homes with tight inventory are scarce, and new supply is coming to the edges of the city, not next door.
